Under contract?

Everyone wants a smooth close. You want a better deal.

Your agent, your lender and your listing site all want the same thing: a smooth close. Asking for money back can slow that down, so nobody pushes. BuyWise has no stake in the sale. We only work to get you a credit at closing.

Under contract?

Your team gets paid when you close. We get you paid.

Your agent’s commission rides on the sale. Your lender’s fee rides on the loan. Your listing site makes money when homes sell. BuyWise is the only one paid to find what’s wrong with the house and turn it into a seller credit for you.

Under contract?

They close the deal. We get you a better one.

Your agent, lender, and listing site are all paid to close your deal, not to get you the best deal. BuyWise is on your side alone, turning your inspection, due diligence, and the local market into money back at closing.

Everything the listing leaves out, translated to a seller concession.

Hazards, the neighborhood, your inspection and the market, all read for you and turned into what to ask for. Ask about any of it, any time.

Your inspection window is worth thousands.

Between “offer accepted” and “closed” is where buyers leave thousands on the table. Here’s how BuyWise turns that window into money back.

01Day 1

We find what listing sites leave out.

The moment you start, we check the house and the block against sources a listing never shows you.

Is the insulation in the garage a big deal?
It’s one of the safety items to fix. Your inspector wrote that the exposed paper-faced insulation is “considered a fire hazard.” Covering it is quoted at $400–$600, and it’s in your credit request at the high end, $600.
How much can we realistically ask for?
The home has sat 43 days and the seller already cut the price by $20,000. Ask for $13,760, every finding at the high end of its quote. It stays within your lender’s $19,200 limit.

Buyer-aligned pricing. No stake in your close.

BuyWise costs the same whether you close, walk away, or negotiate $20,000 in seller concessions. We don’t take commissions, referral fees or a cut of the price, so the only thing we’re paid to care about is your side of the deal.

Frequently asked questions

Can't find what you need? Email us.

Is BuyWise a home inspection or an appraisal?

No. Keep your inspector and your appraiser. BuyWise pulls everything else about a home into one place, and with the full report it reads your inspection and turns the findings into a plan you can negotiate with.

What's included in the free report?

Home value and market trends, comparable sales, flood and natural hazards, pollution, noise, schools, amenities, internet and neighborhood change. The full report adds your inspection analysis, the negotiation strategy, property tax and records, registered offenders nearby, and local pros for repairs.

How long does a report take?

Usually a few minutes. You can watch it come together or close the page; we'll email you the link when it's ready.

Do I need my inspection report to start?

No. Start with just the address. When you have the inspection report or the seller's disclosure, add them to your report and it updates.

What can I ask BuyWise AI?

Anything about the property in your report: what a finding means, what a repair might cost, how the area compares, or what to ask the seller. Answers come from your report's data.

When am I charged, and what if it doesn’t work out?

You’re charged only when your report is delivered; if we can’t deliver it, you pay nothing. After that, every full report is risk-free:

  • Not satisfied? Email us within 7 days for a full refund.
  • Deal fell through? Send us the termination notice and you get up to 3 more full reports on your next homes, free, to use within 3 months.
  • Didn’t save at least 10× what you paid? Send us your Closing Disclosure. If the seller concessions you negotiated after getting your report come to less than $590, we refund the $59.

Each report qualifies for one of these. Full details are in our Terms.

Where does BuyWise work?

Homes anywhere in the United States. A few sections rely on local data and may not be available everywhere; your report tells you when a section isn't available.

What happens to the documents I upload?

They're used only to build your report. Original files are deleted automatically after 30 days, and they're never used to train AI models.
